SEC-derived history shows revenue grew from $3.90 billion in 2020 to $6.11 billion in 2025, while operating cash flow rose from $1.71 billion to $2.41 billion. In 2025, $1.73 billion of dividends consumed 72% of operating cash flow, before $2.23 billion of net investing outflows, so growth still depends on asset sales, debt, partners, or new shares. Second-quarter 2026 adjusted funds from operations—cash available after recurring property spending and other adjustments—was $889 million versus $576 million a year earlier, although $188 million of promote income made the comparison unusually strong.

Business strengthStrong leasing and manageable debt support durability, although development timing still matters.

Demand evidence is unusually strong: company-share signed rent awaiting commencement reached $1.4 billion, second-quarter renewal cash rents rose 25.4%, and July hyperscale leases added $205 million of annual rent at Digital Realty’s share. The balance sheet offers protection, with $18.6 billion of debt, net debt equal to 4.7 times adjusted annual operating earnings, and fixed-charge coverage of 5.2 times. Still, this is a capital-heavy landlord whose results move with investment cycles: higher borrowing costs, power shortages, or customer build delays can postpone rent while construction costs continue.

The bull case needs the $635 million of annual rent scheduled to start in 2026’s second half and management’s 10%-plus development yields to arrive on time. The bear case is dilution without matching per-share cash growth: common shares climbed from 343.6 million at December 2025 to 370.0 million at June 2026, and planned Teraco and Columbia deals add more equity. Management also lifted 2026 development spending to $4.25-$4.75 billion. Timely openings, sustained renewal increases, and declining leverage would support today’s premium; delays or weaker pricing would undermine it.

On July 23, Digital Realty reported second-quarter revenue of $1.9 billion, up 29% year over year, and core funds from operations excluding promote income of $2.13 per share, up from $1.87. It raised 2026 guidance to $8.15-$8.20 and disclosed $1.4 billion of company-share signed rent awaiting commencement. Reuters reported a 3% extended-session rise; the shares then closed 11.0% higher on July 24. The timing strongly suggests the report mattered, though it does not prove it was the only cause.

Virginia deal and share saleDigital Realty gained fully leased assets but paid heavily with cash and new shares.

On June 29-30, Digital Realty bought Blackstone’s 64% interest in three fully leased Northern Virginia data centers for $3.5 billion: $1.2 billion cash and 12.3 million newly issued shares. The 288-megawatt portfolio carries 15-year leases and an expected stabilized property yield above 6.5%, but full stabilization stretches into 2027-2028. Blackstone then sold the shares at $185; Digital Realty received no sale proceeds. DLR fell 5.8% on June 30, but assigning that move solely to dilution or offering pressure would be inference.

Expansion plan broadensNew land and acquisitions expanded growth options while adding further share issuance.

On June 22, the company grouped three expansion moves: a $475 million Kansas City site with up to two gigawatts of power; a roughly $650 million share-funded purchase lifting Teraco ownership to 77%; and a roughly $485 million, mostly share-funded purchase of Columbia Capital, which manages digital-infrastructure funds. These transactions widen growth capacity and outside-capital expertise, but commit cash and about 5.7 million initial shares before Columbia’s possible earnout. DLR rose 3.9% that day; the announcement may have contributed, but timing alone cannot establish cause.
