Alpha Compute secures seller financing for its planned Pennsylvania campus

Alpha Compute ($ALP) amended the terms for its proposed Pennsylvania data-center site to include $47 million in seller financing. The base property purchase price remains $55 million, but cash required at closing falls to $8 million, including the previously disclosed $3 million deposit. The arrangement reduces the immediate equity or cash funding needed to acquire the land and related mineral interests.

The seller note carries a 6% fixed rate, interest-only payments and a five-year maturity, with a balloon payment at the end. Security is limited to the acquired property and associated interests; data-center, power-generation and computing assets are excluded from the collateral. The financing concerns the property transaction, not the full cost of building and operating the planned campus. The amended terms therefore advance site financing without establishing that the entire development is funded or operational.
