Easterly raises its annual FFO floor and introduces a 2027 outlook
Easterly Government Properties ($DEA) reported third-quarter 2026 revenue of $93.6 million, up from $86.2 million a year earlier. Net income was $5.7 million, or $0.12 a diluted share, while core funds from operations reached $38.0 million, or $0.78 a share. The government-focused landlord raised the lower end of its full-year 2026 core FFO forecast, setting a range of $3.08–$3.13 a share.
Its initial 2027 core FFO guidance is $3.09–$3.17 a share. The portfolio was 98% leased across 106 operating properties, and an early $35.6 million construction-loan repayment supported liquidity during the quarter. Those figures indicate stable occupancy while development projects contribute to the outlook. Core FFO is an adjusted, non-GAAP performance measure; the forecasts are management estimates, and the company carried approximately $1.7 billion of debt at quarter-end.
