GCM Grosvenor backs grocery-anchored property platform with up to $100 million

GCM Grosvenor ($GCMG) agreed to invest up to $100 million on behalf of its funds in a new Hyperion Realty Capital vehicle targeting grocery-anchored shopping centers in the western United States. The closed-end fund is seeking $200 million of equity, and Grosvenor will join Hyperion’s board as part of the partnership.

The partners aim to assemble neighborhood, strip and community retail properties with an aggregate value of up to approximately $1 billion as additional investors participate. That property-value objective is distinct from Grosvenor’s proposed investment and is not $1 billion of committed funding. The strategy emphasizes middle-market centers and value-add opportunities, with the eventual portfolio size dependent on fundraising, acquisitions and execution.
