KKR funds sell 16 Japanese hotels while retaining management roles
KKR ($KKR)-managed funds completed the sale of 16 Four Points Flex by Sheraton hotels across 11 Japanese cities to an unnamed institutional investor. The portfolio was acquired from Unizo Holdings in 2024 and subsequently renovated and repositioned with Marriott. The properties are located in established business and tourist markets, including Tokyo, Osaka, Kyoto and Fukuoka.
KKR’s KJRM platform will remain the asset manager, while K+ Hospitality Management will continue operating the hotels. The transaction therefore combines an asset exit with continued management involvement. Financial terms and the investment return were not disclosed. The announcement concerns a portfolio held by investment funds, rather than a sale of KKR’s entire Japanese business or a quantified gain attributable directly to public shareholders.
